Tackling Multi-Level Water Damage Caused by a Bidet Supply Leak in Westfield, IN

At Indy’s Restoration Team, we recently completed water mitigation in Westfield, IN for a residential homeowner. The water damage was caused by a toilet bidet supply leak that affected every floor of the house. We will walk you through the steps we took to restore the property and ensure the safety and comfort of our client.

Scope of the Damage Caused by a Bidet Supply Leak

The leak impacted multiple areas of the house and different building materials, including:

  • Bathroom: Vinyl and underlayment
  • Laundry Room: Vinyl, underlayment, baseboards
  • Gym: Carpet, padding, tack strip
  • Storage Room: Drywall, baseboards
  • Basement: Carpet, padding, hardwood, underlayment, drywall from the ceiling, baseboards, tack strip
  • Pantry and Kitchen: Hardwood, baseboards

How Our Water Mitigation Process Took Place

Below, we outlined the steps we took to mitigate water damage in the Westfield house.

Initial Assessment and Preparation

When we first arrived on the scene, our top priority was understanding the extent of the damage and setting up protections to keep the rest of the house clean and safe.

  • Thermal Imaging: We used thermal imaging to identify all affected areas.
  • Protection and Containment: Our technicians set containment in the basement and other areas to keep the house clean and dust-free. Then, we protected all contents with painter’s plastic and set a vapor barrier around the affected drywall. We laid walking paper throughout the upstairs areas.
  • Personal Protective Equipment (PPE): Our team wore PPE for safety throughout the process.

Equipment Setup

Using the right equipment was crucial to remove moisture and purify the air. We strategically placed dehumidifiers and air scrubbers to cover all affected areas.

  • Dehumidifiers and Air Scrubbers: On the first day, we set up 6 dehumidifiers and 2 air scrubbers.
  • Main Floor Kitchen: 2 dehumidifiers and 1 HEPA filter air scrubber
  • Basement: 2 dehumidifiers
  • Upstairs Bathroom: 1 large dehumidifier
  • Upstairs Laundry Room: 1 large dehumidifier
  • Upstairs Foyer: 1 HEPA filter air scrubber

Damage Control and Removal

Containing the affected areas and protecting the home’s contents were critical steps before we started removing damaged materials. This step ensured the work area was safe and that we could access all parts of the house needed.

  • Containment: Our team set up plastic containment on the main floor.
  • Furniture Protection: We moved all furniture into the living room and covered it with plastic. Besides that, we covered the flooring in the living room
  • Material Removal: Removed all baseboards, affected hardwood flooring, unsalvagable wet carpet, padding, and tackless strips. This allowed us to reset the dehumidifiers to dry out the subfloor.

Cleaning and Sanitizing (HEPA Vacuuming)

Once the damaged materials were removed, the next crucial step was cleaning and sanitizing the affected areas. We used HEPA vacuums to ensure that any remaining dust, debris, and potential contaminants were thoroughly cleaned. This step was key to restoring a healthy environment within the house.

Daily Monitoring and Antimicrobial Agent

Monitoring and adjustments of certain equipment items were needed to ensure that the drying process was progressing as planned.

  • Daily Measurements: We updated containment measurements every day to ensure effective drying and decontamination.
  • Antimicrobial Application: Applied a plant-based antimicrobial agent to prevent mold growth.
  • Cleaning: We cleaned the floors thoroughly to make sure everything was spotless.

Final Steps

Our final steps included a final round of dehumidification and air movers.

  • Final Inspection and Equipment Removal: After confirming that the property was thoroughly dried, we removed all the equipment and completed our project.
